Maven Homes entered into an option agreement in December 2011 to redevelop this site for a mixed-use development comprising a commercial use on the ground floor with apartments above.
The option agreement established an uplifted land value to be paid to the site owner on the grant of planning permission together with an additional payment for any units achieved over a base level houses of 25.
Our in-house planning consultancy acted as lead consultant on the project, managing a team of architects, transport, renewable energy, viability, noise and air quality consultants to deliver the most valuable planning permission on the site.
Planning permission was secured in December 2012 for two ground floor commercial units with 26 flats above, exceeding the base level number of units and resulting in an additional top up payment to the owner.
Work commenced on-site in October 2013 and is due for completion mid 2015. The proposal now represents the tallest and most prominent building in the town centre.
